Thank you to everyone who reached out and shared your concerns about the 3145 Conroy Road file. I recognize that this application has had a direct impact on nearby residents, I want you to know that your feedback was taken seriously and brought forward at every step.
The minor zoning by-law amendment for the road access and accessory building height increase was carried at Council yesterday (February 25, 2026). While the property is privately owned and already zoned for this use, I shared residents’ concerns on the public record and pushed for practical mitigations within the tools available to my office. The Site Plan Control application for the site is still ongoing, and City Staff are expecting a resubmission. Once received, the updated plans and studies will be available on the City’s Development Application Search Tool –
In direct response to neighbourhood feedback, the applicant confirmed the resubmission will include: 3145 Conroy
Cedar hedge landscape buffer: The applicant has agreed to install a cedar hedge along the rear southside of the property where the noise barrier will end. This option was pursued for its year‑round hardiness and screening benefits to help soften the interface with nearby homes.

Cycling safety measures: I also pressed for stronger cycling and pedestrian protections. Based on the review by the applicant’s transportation consultant, Parsons, full signalization is not warranted at this location. However, the applicant has agreed to add high-visibility green thermoplastic pavement paint across the driveway where the shoulder bike lane crosses and dedicated signage reminding drivers to yield to cyclists and pedestrians to improve safety.

Pest Management: The site will undergo monthly pest monitoring and management by a contracted company along with daily on-site monitoring.

Diesel Trucks: Diesel trucks will be located at the far north end of the property, positioned as far away from nearby homes as possible.
Community Concerns on Record
Your concerns about traffic and neighbourhood safety, noise and idling, lighting spillover, odours and diesel emissions, rodent control, and the extent of the sound barrier were all communicated to staff and the applicant.
The file will proceed through the standard site plan process with the commitments noted above. Public feedback will continue to be accepted until final Site Plan approval is granted. I will continue to watch this closely and share updates as they become available.
