Project Overview
The City of Ottawa has received a Site Plan Control Revision – Complex application for 4055 Russell Road, located within the National Capital Business Park. This revision pertains to Phase 2 of a previously approved 2022 Site Plan Control application (File No. D07-12-21-0069).
The original 2022 approval envisioned the construction of three industrial buildings, including a mix of:
- General warehousing
- Associated office and administrative spaces
- Shipping and loading docks
- Visitor and employee parking
- Bicycle parking
As part of the earlier approval, the Owner was required to return with a revised application to amend the Site Plan Agreement for Phase 2, which originally proposed a single 59,323 m² industrial building.
Key Elements of the Current Revision
The new Site Plan Revision – Complex application proposes:
- Construction of two industrial buildings instead of one large structure:
- Building A: 19,190 m²
- Building B: 25,327 m²
- Additional employee parking and bicycle parking
- Centralized truck and trailer parking areas
- Enhanced tenant storage areas
- Inclusion of loading docks for both buildings
- Updated site circulation to support multiple industrial tenants
Once completed, the development will enhance the industrial capacity of the National Capital Business Park, providing flexible modern industrial and warehousing space.
