4000 Riverside Dr: Commercial Plaza

I want to share an update on a new development proposed for 4000 Riverside Drive, near the intersection of Riverside Drive and Hunt Club Road.

The property, which currently includes a gas station, convenience store and car wash, will be reconfigured to add an A&W quick-serve restaurant with a drive-through component. The existing convenience store and car wash will remain in place.

The proposed modifications include:

  • Renovations and an extension to the existing building to accommodate the restaurant
  • A new drive-through lane, including curb adjustments
  • An updated waste and recycling system using an Earth Bin enclosure
  • Installation of an exterior walk-in cooler and a Sanimax unit
  • Additional parking spaces at the north-east corner of the site
  • Updated pylon signage reflecting both the gas station and restaurant uses
  • A new patio facing Riverside Drive, with a sidewalk connection to improve pedestrian access from the Riverside/Hunt Club intersection
  • New bike parking along the Riverside frontage
  • Additional landscaping throughout the site

This application will permit the continued operation of the gas station and car wash while adding the restaurant use with drive-through. As always, site design elements such as traffic flow, landscaping, pedestrian access and servicing are reviewed through the Site Plan Control process to ensure they meet City standards.
