Project Overview

This application proposes to redevelop the existing commercial site to accommodate a new fast‑food restaurant (A&W) integrated into the existing convenience store building, along with a new drive‑through facility. The current gas bar, convenience store, and car wash will remain in operation.

Key elements of the redevelopment include:

  • Extension of the existing convenience store building by approx. 94.3 m² to house the restaurant.
  • Installation of a new drive‑through lane, including new curbing and stacking areas.
  • Addition of new parking spaces at the northeast corner of the site.
  • Replacement of the existing garbage enclosure with an Earth Bin garbage & recycling system.
  • Addition of an external walk‑in cooler and Sanimax unit beside the extended building.
  • Updated pylon signage to reflect the gas bar and new restaurant uses.
  • Construction of a patio facing Riverside Drive, with a new pedestrian sidewalk connection to the Riverside Drive / Hunt Club Road intersection.
  • Bike parking along the Riverside Drive frontage.
  • New landscaping added around the perimeter of the development area, as shown in the landscape plan.

Once completed, the site will continue to operate as a gas station, car wash, and convenience store, with the addition of a restaurant with a drive‑through.


Current Status

Phase: Site Plan Control Application Under Review

Progress Update:
The City of Ottawa has received and is reviewing detailed plans for site layout changes, traffic circulation, utilities, landscaping, signage, and building extension.

  • Application Review:  Currently under review
  • Approvals: Pending Site Plan Control completion
  • Construction Start: Following issuance of Site Plan Approval & building permits
  • Completion: TBD based on construction scheduling
