2928 Bank Street Proposal

I am pleased to share an update on another significant affordable housing initiative that is making progress at 2928 Bank Street, the former site of Blossom Park PharmaChoice on the corner of Bank and Queensdale. This development will feature a 4-storey building comprising 25 units, including 4 affordable units funded through the Canada Mortgage and Housing Corporation (CMHC).

To address the unique challenges of parking at the site, the application includes a minor variance application request for a reduction in resident parking, aiming to provide 24 resident parking spaces. To compensate for the reduced vehicle parking, there is a proposal to increase the capacity of bike parking to 30 units, promoting sustainable transportation alternatives for residents.

Both the zoning and site plan applications have been submitted to the City. While some zoning items were initially deemed incomplete, adjustments have been made by the developer, and a resubmission is currently under review. We are now awaiting confirmation from City planning staff that the zoning application is complete and anticipate that the site plan application will align with the progress of the zoning review.

Given the inclusion of the affordable housing component, we are working to help expedite this application to the Planning and Housing Committee (PHC) process for discussion.

This development represents another major step in addressing the affordable housing needs of Ward 10 and the broader community, and I am looking forward to hearing community feedback on the application.
