Project Overview
Claridge Homes is proposing a Planned Unit Development comprising 160 townhouses on private streets with a designated portion reserved for a future public park. The development will be accessed from Don Reid Drive and St. Laurent Boulevard. Recent revisions have reduced the unit count from 228 to 160 to provide adequate green space, snow storage, and additional trees throughout the development.

Phase:
Rezoning application passed at Planning and Housing committee on February 18, 2026 and Council on February 25th, 2026 to change zoning from General Mixed-Use, Urban Exception [1327] (GM[1327]), which permits a range of uses, including residential and commercial development. This zoning amendment removes the existing Urban Exception and maximum floor space index (FSI) limit of 187(3)(g), and replaces it with a new site-specific Urban Exception (GM[xxxx]). The new exception is tailored specifically to permit the development of 160 townhouse units on the property.
In addition, the amendment applies a Parks and Open Space (O1) zoning designation to formally establish and protect a 0.43-hectare park block within the development.
The amendment updates the zoning framework to allow the proposed townhouse development while formally designating and protecting the new public park.
Planning Review – Revised Application Currently under Review.
Progress Update: Revised Site Plan Control, Zoning By-law Amendment, and Plan of Condominium applications have been resubmitted with significant improvements including unit reduction, additional trees, sound study exploration for Conroy Road attenuation, and increased setbacks to align with zoning requirements.
Timeline: Awaiting City staff review of the subdivision and site plan approval. The applicant is hopeful to start construction this Spring 2026.
